In recent years, affordability has been a major hurdle for many potential buyers, and you might have found yourself in the same position.

You’ve probably done the calculations, seen the monthly payments, and decided to hit pause on your home search, hoping for a better time to buy. But there’s something you might not have noticed while you’ve been waiting.

Over the past year, housing affordability has improved in all 50 states. Yes, you read that correctly—every state has seen some improvement.

According to new research from First American, while housing prices are still relatively high by historical standards, the strain that buyers have experienced over the last few years is finally starting to ease.

Certain Areas Are Seeing Bigger Improvements

It’s important to note that this trend isn’t isolated to one region or a few select cities—it’s happening in nearly every corner of the country.

Of course, individual states, cities, and neighborhoods will vary in affordability improvements, sometimes significantly. However, in general, more buyers are now able to consider purchasing a home again. In fact, affordability has improved in 48 out of the top 50 metropolitan areas over the past year.

The same research highlights which cities are seeing the most significant gains in affordability:

Why these areas, you might ask? The answer is simple: it often comes down to the availability of homes.

When there are more homes on the market, it creates a healthier balance between supply and demand, which helps bring affordability within reach. An increased inventory allows buyers more room to negotiate with sellers for credits, price reductions, and other incentives. Plus, it gives buyers more opportunities to find a home that fits both their needs and their budget.

This shift may have more of an impact than you think.

While affordability challenges haven’t disappeared entirely, the trend is moving in a direction that many buyers have been hoping for.

Bottom Line

If you’ve been waiting to buy, this could be the sign you’ve been hoping for. If you’d like to know how affordability has changed in your area, let’s connect.
